Construction of the first phase of smaller office buildings at 7000@Daresbury Park is on course to complete by Christmas,
with several of the self contained units already sold or pre-let.
The office village provides a total of 5,565m2 (60,000sq ft) of space within eight separate units and marks a departure for
Daresbury Park, which has traditionally focused on larger, corporate headquarters sized buildings.
Andy Lavin, director for Maple Grove Developments, which owns the Park in a joint venture with De Vere Group plc explains:

Daresbury Park has announced the addition of an office village at the scheme, in response to a high level of enquiries from smaller occupiers.
With a planning application currently under consideration for 7000 Daresbury Park, which will provide a total of 5,575 m² (60,000sq ft) of space with individually serviced offices of 371 m² (4,000sq ft) upwards, the move marks the next step in the development of the Cheshire business park, which is a joint venture between Maple Grove Developments and the De Vere Group plc.
Located near Warrington, directly off junction 11 of the M56 and close to Manchester and Liverpool airports, Daresbury Park has been designated a key strategic site by the North West Development Agency (NWDA). Its current, high profile occupiers include BNFL, ABB, Vistorm and De Vere Group Plc in stand-alone buildings spread across a 225 acre site; however a recently identified need for high quality, out of town office space for smaller companies led to the decision to provide the office village units, as Andy Lavin, director of Daresbury Park Developments Ltd explains:
“Our plans for developing further units for larger occupiers still stands and there is great scope to do this at Daresbury, but the decision to build an office village is an immediate and deliverable response to market demand. Daresbury Park Developments Ltd, a joint venture between Maple Grove Developments and the De Vere Group, has completed a 2 million infrastructure contract on the new phases for the Park. The completion heralds the next step in the Parks development, with the rollout of the next generation of buildings on the 1.6 million sq ft business park, located off junction 11 of the M56 motorway in Cheshire.
Opening up 30 acres of land to the north of Red Brow Lane, the new infrastructure will service a number of plots, including the new building 6100, a 3,716 sq m (40,000 sq ft) sq ft office building, which already received planning permission this Spring.
The Park has already attracted a high calibre of occupiers including the corporate headquarters of BNFL, ABB, HS Administrative Services, Vistorm and the De Vere Group plc. Daresbury Park comprises 225 acres, which uniquely dedicates 40% of its land area to woodland and the natural environment.

Daresbury Park Developments Ltd, a joint venture between Maple Grove Developments and the De Vere Group, has been granted planning permission for a 3,716m (40,000 sq ft) office building, in the next phase of Daresbury Park, located off junction 11 of the M56 motorway in Cheshire.
The Park has already attracted a number of major occupiers including BNFL, ABB subsidiary Eutech, Vistorm and the headquarters of the De Vere Group plc. The proposed building will bring the built space to in excess of 300,000 sq ft of the consented 1.6 million sq ft site. The business park is situated in 225 hectares of countryside, which uniquely dedicates 40% of its land area to woodland and the natural environment.
Permission was granted in October of last year for the next phase of the infrastructure works, due for completion at the end of May. With the planting, roads, footpaths and ponds in situ, the new office building, named 6100, will be the first of the high spec buildings to constructed on the northern portion of the site.

Daresbury Park Moves Forward To The Next Phase

Daresbury Park Developments Ltd a joint venture between Maple Grove Developments and the De Vere Group has announced that it has started on site with the next stage of infrastructure works at Daresbury Park.
Eric Wright Construction, part of the Preston based Eric Wright Group, has been awarded the 2.5 million contract to carry out the work over the next 32 weeks. Works include the alignment of the first leg of the new road together with foul surface water draining and all remaining infrastructure.
This next phase will expand over the Red Brow Lane area, opening up the northern side of the development and providing access to further plots.

Daresbury Park Welcomes Bnfl

Daresbury Park has welcomed the arrival of its latest tenants, BNFL (British Nuclear Fuels) following the completion of its extensive fit out at Building 1100.
BNFL, which relocated from its corporate centre from its existing premises in Risley, completed the letting of its new 40,000 sq ft corporate centre in what was the largest office pre-let in South Manchester of 2002. Joint agents GVA Grimley and CB Hillier Parker subsequently secured the forward purchase of the building to the Lanebridge Property Fund for around 9 million with a yield of 6.68%.
Almost 200 staff have moved to the new office working in jobs including IT, property, corporate, communications, human resources, legal, finance and purchasing. Members of the executive and BNFLs new chief executive Michael Parker will also have offices at the new centre.
